Are there any costs for the seller if an order is canceled?

No, we work on a pure success basis. We are only entitled to a brokerage fee that is customary in the market after the purchase contract has been successfully certified. If an order is canceled, there are no costs or expense allowances. Here we go one step further than many of our competitors who secure themselves in their brokerage contracts with “golden parachutes” or “penalties”. You don't take any risks with Team Lindenberger. We convince through performance.

Is a broker better than online digital brokers?

New digital real estate brokerage firms are popping up on the internet every day, promoting their innovative business models and technology. As the Lindenberger team, we rely on our own digital platform. When buying real estate, however, you are primarily dealing with people who want to do business with other people. Every property is unique and every person (no matter whether buyer or seller) has different needs and emotions, which as a real estate agent should be recognized. According to the ordinance on electrical low-voltage installations, if there is a change of ownership, all electrical installations with a ten or twenty year inspection period must be checked by the responsible inspection body if more than 5 years have passed since the last inspection. If you as the owner already have a SiNa protocol and it is not older than 5 years, you can hand it over to the buyers in the course of the change of ownership. If a renovation of the sales property is imminent, it makes sense to carry out the inspection after the renovation has been completed by the buyer, as the buyer must also perform an inspection after the electrical installation has been completed.

When is one exempt from transfer tax?

If you acquire permanent and owner-occupied residential property in the canton of BL, for example, and if you have lived in the property for at least two years from the commencement date, you can be exempt from transfer tax. This varies from canton to canton.

Where can I get a current home insurance policy?

You can order a current home insurance policy directly. This policy shows the original year of construction and the volume (building volume). The cantonal building insurance automatically changes over to the new owner.
